San Jose Market Condition March 2009

How is the market shift revealing itself in the City of San Jose? Even more dramatic than that of Santa Clara County that I wrote about a couple of days ago. Look at the numbers at the end March 09.



All Single Family Homes



Monthly Inventory down by 69% compared to previous year while the number of properties in contract increased by 123%!









All Condos/Townhomes



Monthly Inventory down by 68% compared to previous year while the number of properties in contract increased by 129%!

The Shift

Do you think the market turning around? I wonder how many Realtors get asked this question? I know I get asked at least once a day. And it is a natural question for those in the market to ask. After all, we are hearing in the news that the interest rates are at historic lows, there are tons and tons of properties out there waiting for buyers. We know that our neighbors and friends are losing their properties to banks. This must be a great time to buy homes, we all think. So we want to, we need to know......


I publish raw data from my MLS on my website (www.stevemun.com) on a monthly basis; there hasn't been any trends which seemed especially relevant or of significance for me to write about for the past few months. That is until last month, March 09.


What happened in March 09?


Two interesting things happened last month that I feel are significant and are indicative of a major shift. (The data I discuss are relegated only to Single Family Residences (no other types of properties) in Santa Clara County).


  1. The months supply of inventory for Santa Clara County in March 09 dropped by 59% compared to March 08! As you can see from the trending graph, it is a very significant drop; it decreased by probably more than half in one month. Inventory is dropping because people are buying.



  1. The number of properties under contract for Santa Clara County in March 09 increased by 88% when compared to March 08! This trend is consistent with the decrease in inventory mentioned above. More people are getting into contract to buy houses. Again, a very significant increase in the trending graph; it doubled in one month.



Certainly the normal increase in Springtime sales activity is at play here, but that alone would not explain or account for these dramatic shifts. And it is not just these numbers that lead me to believe something dramatic is happening here. I can tell you from my own experience and from other agents in my office, that buyers are starting to get off the fence that they have been sitting on for months. They are actually making offers now. I've had more buyers call me asking about and getting pre-approved for purchases within the last month, than the entire past year.


Is this a definitive indication that the bottom has hit? I could not answer in the affirmative with a 100% certainty, but there is strong indication that a shift is happening here in Santa Clara County.
